A corporate owner / occupier, required our specialist services, as their fully occupied building was approaching its 15 year lifecycle refresh. They wanted their building to operate with greater energy efficiency and be sustainable. The present installations included the usual lighting, electrical power systems and air conditioning. All these services were individually operated and had become ineffective, unserviceable and the control technologies were outdated. As the building was fully occupied, any changes had to be programmed and implemented in such a way to cause minimal business disruption.
The team at Whiston Solutions began by inspecting the control systems of the existing building and verifying the record drawings. After reviewing the current system, we came up with a plan covering the upgrade and integration of building control systems using the latest available technologies. This integration process had to be carried out in a strict phased order so not to affect the 24/7 building operations.
We proposed data collecting room occupancy sensors and were able to improve the energy efficiency for lighting and air conditioning. Our team utilised the data and with the help of additional monitoring devices, we programmed the system to switch off the lights and ramp down the air conditioning of unoccupied areas. We also assisted the client in the selection of the new equipment, such as efficient air handling plants, magnetic bearing chillers, LED luminaries, and integrated digital recording meter switch boards. Our team installed intelligent monitoring systems at key and strategic locations throughout the building which would feed live data back into the new building control system. With this integrated system, the power usage is controlled and centralised, thus increasing on-floor energy efficiency. All our processes were executed outside the normal office hours to make sure that the clients business was not affected.
By overviewing the various lifecycle projects as a whole, we were able to utilise our cross-cluster expertise and provide valuable input and recommendations for a fully integrated and coordinated building control system upgrade. We met our client’s requirements to provide greater energy efficiency and future proofed the new equipment in order to be sustainable for the next generation of technology.
